When it comes to selling a property, presentation is key.

In many cases, our homes are our largest financial asset. Our aim is to achieve the best possible price for the property, and appealing to as many viewers as possible can help to do this! Would you sell a car without giving it a quick wash and brush up? No, so why do it when trying to sell your home?

By creating the correct environment, you can help the buyer to connect with your home, and imagine how it will suit their family and lifestyle. It’s important that each room is presented as it is intended to be used.

These tips may come in handy when selling your home in today’s market:

    • Good landscaping can transform the exterior look and feel of your home and can give you a higher price. Simple steps such as weeding, trimming hedges and investing in potted plants may make all the difference. Repainting decking, sheds and fences is a relatively inexpensive way to make a huge difference to the appearance of your garden. It could be worth hiring a landscaper for larger work!

    • A poorly maintained front door can have a negative impact on your kerb appeal, and thus any buyers’ first impressions of your property. It may be worth repainting it in a tasteful colour, replacing handles or other fittings as necessary, and making sure any glass or side panels are clean! Updating the outside lights and placing potted plants on either side of the door may also help to make the property more welcoming for viewers.

    • The presentation throughout the property can help viewers to imagine themselves living in the property. Make sure that all windows are clean particularly those offering views of the surrounding area or garden areas. Opening windows prior to viewings can help to rid the property of stale odours from pets or cooking. Subtly scented candles and fresh flowers can also help! If you are selling in the winter, make sure to make use of any fires or wood burners to create a welcoming, homely feel.

    • The entrance hall is the viewers’ first impression of your home, so it’s important to get it right! Light, neutral colours can help to make the space feel larger, as can removing bulky furniture, coat stands and shoe racks. Rugs and other accessories can be used to add colour, and strategically placed mirrors can help to make even the smallest of hallways feel that little bit larger!

    •  Lighting is very important when considering the presentation of your home. Make sure that all lightbulbs are working and fittings are clean. Make use of lamps and uplighters in darker rooms, or on duller days. If you are selling in the winter time, make sure that lights are on throughout the house before any viewings, and don’t forget exterior lighting as well!

    • Whilst we would advise avoiding any major work to kitchens and bathrooms, it is always best to make sure these areas are clean, and presented in the best possible light.  Make sure worktops are decluttered, and no dishes in the sink! Potential buyers need to imagine themselves living their way in ‘your’ space.

    • If you have outgrown your home, start packing, and if you don’t have anywhere to put it then storage facilities can be a cost effective short term solution. Utilise any loft or garage space for storage, rather than cluttering public spaces and spare bedrooms.

    • Remember that whilst your pets are part of your family, some viewers may feel uncomfortable around them. If possible, arrange for them to be taken for a walk or looked after by a friend whilst viewings are taking place. Where possible, try to remove as many baskets, food bowls, litter trays and toys from view.
